L&G’s latest BTR scheme in London comprises 252 apartments and three floors of amenities designed to bring residents together. We were appointed to develop and deliver the full furniture package for the project, supporting The Fold’s ambition to create a warm, characterful and contemporary living environment.

Alongside a mix of one, two and three-bedroom boutique apartments, The Fold’s amenities, designed by Morrow + Lorraine, offer generous communal spaces for work and relaxation. These include a co-working lounge, meeting rooms, shared social areas, a kitchenette, a library and a rooftop terrace with views across London. Our role spanned every stage of the furniture process, from specification development and space planning to procurement, delivery and installation.

Creating a vibrant, creative and homely atmosphere was central to the design vision. Working closely with Morrow + Lorraine, we selected materials and finishes that respond to the building’s interior palette, creating a scheme that feels eclectic yet cohesive. Bold geometric rugs and comfortable seating with pops of colour bring energy to the communal areas, contrasting with warm timber tones used throughout the joinery and flooring.

Sustainability was a key priority for L&G, informing decisions across both the apartments and amenities. By leveraging our network of local manufacturers, we helped reduce the project’s carbon footprint. 80% of the furniture was produced in the UK, with the remaining sourced from Europe. We also partnered with suppliers whose products and processes contribute positively to sustainability performance.

Inspired by the building’s terrazzo staircase, we collaborated with Smile Plastics to create bespoke recycled-plastic coffee table tops with a terrazzo-style effect. Each top is made from 700-1000 used plastic bottles and is fully recycled and recyclable. Additional pieces, such as the Rely dining chair by &Tradition, were selected for their sustainable credentials, including seat shells made entirely from recycled plastic.

Delivery and installation were coordinated by our in-house project management and logistics team, ensuring a smooth and efficient process that allowed residents to move in without delay. The final layer of detail was delivered by our in-house stylist, who curated books, objects and artwork from local makers to give the amenity spaces warmth, personality and a sense of home.
