Spinners Yard is a 185-unit Build to Rent development in the vibrant Mabgate district of Leeds city centre. Once known for its role in the woollen industry, Mabgate is now undergoing significant regeneration, with a wave of new residential schemes reshaping this historic part of the city. Designed by 5plus Architects, the development combines city-centre convenience with high-quality communal spaces intended to support a flexible, social and wellbeing-led living experience.

The amenity offer at Spinners Yard is central to its appeal, providing residents with spaces for working, relaxing, exercising and socialising. Residents have access to co-working and flexible workspaces, a welcoming lounge, a fitness suite, private dining spaces, a screening room and a series of informal social and breakout zones. 

As the appointed furniture partner for the amenity areas, we worked closely with 5plus to deliver furniture that reflects the development’s architectural vision and meets the expectations of a modern, design-led rental community. 

We supported the selection of furniture that balances comfort, durability and contemporary design. The palette combines warm materials, soft textures and simple, timeless silhouettes to complement the architecture and create spaces that feel calm and welcoming. 

Classic, design-led brands such as Gubi, Fredericia, Tom Dixon, Muuto, &Tradition, Fritz Hansen, VG&P and Audo Copenhagen helped achieve this refined, understated aesthetic. 

Co-working areas are designed to support different ways of working, combining focused workstations, communal tables and soft seating for both productivity and informal collaboration. Lounge and social spaces are arranged with layered seating groups that invite people to gather and connect, while the screening room, gym and private dining areas are furnished with robust, high-quality pieces selected to suit the character and day-to-day use of each space.

Alongside supporting the specification, we managed all aspects of procurement, logistics and installation across the project, working closely with contractors and the wider fit-out team to ensure each space was completed in line with programme requirements and ready for residents at handover.
