Blossom Yard combines a meticulously restored 19th-century warehouse with a contemporary extension to create a new home for Reed Smith. Moving from Broadgate Tower in the City of London, the firm sought a shift from a traditional skyscraper environment toward a workspace that encourages collaboration, warmth and a stronger focus on sustainability.

Designed by tp bennett, the new office provides a flexible setting that honours the building’s history, while we were appointed to specify furniture that supports a non-hierarchical, open-plan way of working.

Spanning eight floors, the space blends open and enclosed areas to support collaboration, inclusivity and comfort. High-quality materials and hospitality-inspired details create a warm, dynamic atmosphere, while generous social spaces move away from the traditional legal office aesthetic to deliver a modern, people-centred workplace.

The building's design preserves key industrial features, including pulleys, steel sliding doors and ceiling beams, seamlessly integrating the building’s past with a contemporary workspace. TP Bennett used this living history to create a more intimate, domestic atmosphere than typically found in legal offices.

Furniture selections and bespoke pieces soften the building’s industrial character, creating a warm, contemporary workspace that supports collaboration, inclusivity and comfort across eight floors.

To support this vision, we worked closely with the team to select furniture that balanced function with aesthetic intent. Pieces from Scandinavian brands including Gubi, Fritz Hansen and Muuto introduce warm pinks, reds and sage greens that soften the architecture and enhance the sense of welcome. Several bespoke elements, such as a curved sofa to coordinate with custom joinery and hand-finished rugs, ensure the furniture integrates seamlessly with the building’s design and character.

Sustainability was a central focus throughout, with the furniture specification guided by the project’s BREEAM Excellent target. Materials were carefully selected for environmental performance, including responsibly sourced timber and low-VOC finishes. A range of task chairs and seating from the previous offices were repurposed to reduce impact and optimise budget, allowing investment in new statement pieces that enhance the aesthetic and support the welcoming, comfortable atmosphere central to the brief.
