Located in the heart of Liverpool’s historic Fabric District, Milliners Yard is a 258-home Build to Rent development shaped by the area’s rich textile heritage. Interior design studio Jasper Sanders + Partners shaped the scheme’s interior architecture, and we were appointed as the furniture partner for all amenity spaces, ensuring that every piece supports the studio’s thoughtful, context-led interior vision and the day-to-day needs of residents.
The interior design draws on the character of the surrounding Fabric District, where the palette and material choices reference the area’s textile heritage and the architectural language of neighbouring buildings. The design adopts warm, desaturated tones, with a deep red hue used as a visual anchor, while views from the lounge frame the neighbouring façades, reinforcing the relationship between the interior and its urban setting.
The amenity space has been carefully planned to support a wide range of daily activities. Multiple settings are arranged around a central coffee bar, creating spaces for working, relaxing, waiting and socialising. Key zones include an entrance arrival and concierge area, a quiet work pod, a coffee bar for residents and the management team, and a mix of flexible soft-seating and lounge areas.
Working closely with the team at Jasper Sanders + Partners, we sourced pieces that enhance these functions, selecting refined forms, warm materials and durable finishes chosen for both comfort and longevity. Curved seating, tonal shelving and crafted joinery all reinforce the clarity and coherence of the design narrative.
Across the scheme, subtle gestures reference the area’s textile heritage. Grid motifs appear in ceilings, lighting and flooring, echoing the structure of weaving looms. Working alongside the interior and branding teams, we ensured the furniture complements these details rather than competing with them.
Milliners Yard brings together the area’s heritage, its emerging identity and the needs of modern urban living. By collaborating closely with Jasper Sanders + Partners and the wider project team, we helped deliver an amenity experience that is flexible, comfortable and deeply rooted in the character of the Fabric District.
